Administration Fee (this is applicable for a couple or a single occupant) £300.00 plus vat (£360.00) – This covers the costs of references (which are completed by an external agency) and all administration relating to your application and the start of your tenancy. Further charges apply for extra tenants at £300.00 plus vat per tenant.
Guarantor Fee £112.50 plus vat – This covers the costs of references (which are completed by an external agency) and all administration relating to your application and the start of your tenancy. Further charges apply for extra tenants at £300.00 plus vat per guarantor.
Deposit – equivalent to one and a half months rent. A deposit of two months’ rent will apply to some properties/tenancies.
Pet Deposit £250 – this is payable for each pet, subject to the Landlords consent.
Pet Deposit Registering Fee £125 plus vat – Payable for each pet deposit registered
Renewal Fee £65 plus vat – payable for renewal paperwork for any extension to the tenancy.
Late Rent Payments – Where payments of rent are received later than the rent due date, a fee of £80 plus vat will be charged for each written reminder sent once the payment becomes 7 days in arrears.
Copy Tenant Agreements – A copy of the signed tenancy agreement is provided at the commencement of the tenancy, should your require further copies a fee of £50 plus vat per copy will apply.
Additional Occupiers – Should you wish to add an additional person to the tenancy once the original tenancy commenced, a fee of £200 plus vat will apply to cover the drawing up of new paperwork, where the named person is sited as a Permitted Occupier only.
Amendments to Named Tenants – Should you wish to add or change a named Tenant after the initial tenancy has commenced a fee of £300 plus vat will apply, to cover referencing and the drawing up of new paperwork.
Early Termination of Your Fixed Term Tenancy – Should you require to apply to the Landlord for consent to this during your fixed term tenancy, a fee of £400 plus vat will apply, and is also subject to terms in accordance with the relevant clause in your tenancy agreement. Should permission be granted and a new tenant sourced, but you then subsequently withdraw your request for early termination, you will be liable to re-imburse the new Tenants administration fee paid.
Request for Reference – Should we be approached to provide a reference to a third party on your behalf, a fee of £60 plus vat will apply.
Overpayments of rent – Should you fail to cancel your bank standing order payment with your bank on vacating the property and funds continue to be received by Property Solutions, a fee of £25 plus vat will apply on each occasion to arrange the transfer of the refund of these monies to you. This fee will be deducted from the rent received.
Check Out Fee £75 plus vat – this is payable at the end of the tenancy and will be payable from the deposit monies held
Failed Check Out Fee £50 plus vat – this is payable should Property Solutions not be able to complete a pre-arranged check out appointment.
Worked Required From Check Out Fee £150 plus vat – This is payable should the property not be left as per the ingoing inventory and Property Solutions are required to arrange any work or cleaning needed.
Lost keys £100 plus vat – Should a contractor have to attend to the property to let you in.
